Living by the golf course

Location

Prague-East

Land area

million m²

About the project

Living by the golf course – a newly designed urban district emerging right next to a popular green just outside Prague. A place where nature isn't merely a backdrop but an equal part of everyday life. Where architecture blends with the landscape – not competing with it. Where life slows down and calms — without sacrificing accessibility or comfort. More than 40% of the area is dedicated to greenery: parks, tree‑lined streets, forests, and natural public spaces. Schools, kindergartens, shops, and essential services are all within walking distance. Children can move about safely, neighbours know each other by name, and shared spaces naturally foster a sense of community. Covering an area of 1.2 million m², the location connects seamlessly with both nature and civic amenities. Excellent transport links — D10 and D11 highways, and a direct train to Masaryk Station — ensure that Prague’s city centre is just 26 minutes away. Living by the Golf Course is more than a residential project. It’s a place where quality of life flows naturally from its surroundings — for those seeking harmony, space, and a meaningful place to live.

Urban design

The comprehensive design of the residential district was created in collaboration with the Pavel Hnilička Architects+Planners studio. People will find not only a wide range of housing in family and apartment buildings, but also a whole range of functional civic amenities: kindergartens and elementary schools, shops, restaurants, services, playgrounds and sports fields.
