Progresus Group and developer Garbe have announced the full occupancy of a new industrial centre near Chomutov. The last vacant capacity in the half‑billion project has been acquired by existing tenant ISOLITE

Prague, Klášterec n. O., April 29, 2024 ‑ The high‑end industrial centre project Garbe Progresus Park Klášterec I between Chomutov and Klášterec nad Ohří is already fully occupied shortly after its completion. The remaining 27% of the vacant capacity has also been acquired by the existing main tenant, the ISOLITE Group. The German manufacturer of sealing systems for the automotive and aerospace industries will thus also move its Dutch high‑value‑added robotic production to the new Czech facility after its German plant. For the region, this will mean an additional 120 jobs with long‑term prospects.

"There were several people interested in the remaining free capacity in Garbe Progresus Park Klášterec I and their aggregate demand significantly exceeded the supply. It was clear from the beginning that we could not reach everyone. Thanks to our mutual satisfaction, we finally decided to give priority to ISOLITE Group and extend our cooperation with them on the basis of a long-term lease agreement," says Lukáš Zrůst, co-owner of Progresus Group, which was the main investor in the project with international BREEAM Very Good sustainability certification.

ISOLITE began using the 520 million CZK state-of-the-art industrial and logistics centre last November, when it moved production from Ludwigshafen, Germany, to more than 13,000 square metres. The company will now use the remaining 5,000 square metres to relocate its Dutch robotics production, which supplies components for the Mercedes-Benz Group, for example. The hall will be used for the automated assembly of turbochargers and intake manifolds for hybrid passenger cars and commercial vehicles. The new production facility brings with it an additional 110 manufacturing jobs, 10 administrative positions, as well as reference processes for research and development in automated assembly and laser welding.

In addition, the long-term perspective that ISOLITE creates has a high added value for the locality. The lease agreement for the entire industrial centre, in which Cushman & Wakefield, among others, participated, covers a period of 10 years with an option for another decade. "We are glad that the industrial zone is being fully used and that the inhabitants of Klášterec and the entire Chomutov region can choose from stable and qualified jobs thanks to the arrival of large employers," said the mayor of Klášterec nad Ohří, Štěpán Drozd

In addition, the job offer in the locality could be expanded in the future. Progresus and Garbe want to continue to develop the Verne industrial zone between Chomutov and Klášterec nad Ohří near the R13 and the D7 motorway. In view of the persistent high demand for high-end and well-located industrial real estate in the Czech Republic, they are considering the possibilities of further development of the zone, including the option to continue the successful Garbe Progresus Park Klášterec project in the next stage. 

Martin Polák, GARBE Director for Eastern and Central Europe, adds: "The lease of the entire hall to the current tenant is certainly a logical step for both us and ISOLITE. In addition, this will establish a strong and successful manufacturing company in the Ústí nad Labem region, which will create additional jobs. The tenant, on the other hand, will appreciate that the hall meets high technical standards with BREEAM Very Good certification."
